Tips To Help Sell Your Property Fast, and For More Money

Toronto real estate is hot right now. Properties are moving fast, and for more money. Having said that, there are some key points to keep in mind to ensure YOUR property is highly sought after by first time home buyers and real estate investors, regardless of the time of year you are selling:

  • De-clutter
    Think about when you look at photos of properties… does a clear countertop look more appealing? Or one crammed full of appliances and “stuff”. De-clutter. It helps potential buyers visualize their life in your home. Storing away some items shouldn’t be seen as a chore… it’s more like you’re getting a jump on your packing!
     
  • De-personalize
    Make your home as neutral as possible. Your goal here is to help potential buyers visualize their life in your home. Take down the wall of family photos, remove all the beautiful artwork from the fridge, and consider painting if your preference is more for bold colours (buyers want neutrals).
     
  • Fix Any Issues
    This goes without saying, yet we feel the need to mention it again. If your roof shingles are curling back, it’s time to replace that roof. Could you reduce the price and let the new owner do the work? Yes. But that will garner you far less money for your home. Get the job done. It will pay off, both in selling price and in the selling timeline.
     
  • Stage
    Budget some money for staging. This may involve painting some walls to be more appealing to the masses, changing some fixtures, and perhaps even renting some furniture. Staging has been proven to sell homes faster, and for more money. Have you ever watched a reality TV focussing on home sales? They ALWAYS stage the homes for sale. For good reason… it works! It is critical to market your home so that potential buyers can see themselves living in the home. Set aside the money, and you will see a return on that investment (and then some!).
     
  • Don’t Neglect the Curb
    Just like you should clean and de-clutter the inside of your home, you should also tidy up the outside. If potential buyers have to trudge through un-shovelled snow, or they see a forest of grass and garbage bins on the way to the front door… they may just not bother walking through the door. Show them the potential. Tend to the lawn, garden and curb, and put away toys and bins. Should the season call for it, add some potted plants and decorative items.
     
    Another recommendation is to paint your front door a bold – but still safe – colour. Make it stand out from the other homes on the block. Give it some personality and style. Update the hardware too. If you have the funds, paint the whole house. A recent study found that a fresh coat of exterior paint can add significant value to your home. It’s part of that “first impression”, after all.
