Many people moving to Toronto have asked about the Forest Hill neighbourhood in Toronto. It is bordered by Briar Hill Ave to the north and Eglinton Ave W to the south, between the Allen/Marlee to the west and Castlewood/Latimer to the east. It was originally a village, until amalgamation with Toronto in 1967. It gets its name from the summer home of John Wickson.
The area as we know it today was the result of annexation in 1967, where the village of Forest Hill officially became a part of Toronto. In 1960, Toronto was planning to run a north-south highway through Forest Hill to connect Hwy 401 with downtown Toronto, also known as the Spadina Expressway. Residents in the area, some of whom would have their homes paved over for the expressway, protested the plans, and consequently the Province pulled its financial support of project. Today, the area is known as one of the wealthiest neighbourhoods in Toronto, and is close to the some of Toronto’s best private schools, including Upper Canada College, St Michael’s College, and Bishop Strachan. As a result of these excellent private schools, Forest Hill is often selected by individuals moving to Toronto or accepting a Toronto relocation, above other homes in the Greater Toronto Area. Commute time to the financial district of downtown is 37 minutes by public transit, or 55 minutes by car.
Real Estate in the area hit the million dollar mark in 2011/2012 consistently, and has not looked back. The area has always been strong, from a real estate perspective. As of May 2018, there were 202 new listings, selling for 100.2% of asking price, within 12 days, and with an average selling price of $1,888,824. Ten years ago the average selling price was $876,063, so real estate in the area proves to be an excellent investment with properties more than doubling in value in 10 years. One bedroom rentals rent for, on average, $2,390 per month.
