Spotlight on the Annex

The Annex is a neighbourhood in Toronto between Bloor St W and Dupont St, with Bathurst St to the west, and Avenue Rd to the east. Originally, the area was made up of Yorkville and Seaton Village. The name “Annex” came about due to the Yorkville portion of this neighbourhood agreeing to annexation with the City of Toronto (the Seaton portion followed suit 5 years later), and a subdivision was built called “Toronto Annex”.

The area as we know it today is very much a student quarter due to it’s proximity to the University of Toronto. Many fraternity houses are in the area, though young professionals have begun to purchase in the vicinity. The area is a short walk/run from the stunning Casa Loma. There are many restaurants and pubs to choose from, with excellent prices that would make any full-time student happy. Commute time to the financial district of downtown is 16 minutes by subway, or 35 minutes by car.

Real Estate in the area hit the million dollar mark in 2013/2014 consistently, and has not looked back. The area has always been strong, from a real estate perspective. As of May 2018, there were 149 new listings (153 active), selling for 101.7% of asking price, within 18 days, and with an average selling price of $1,366,652. Remember, close proximity to the subway line will always ensure a higher property value, and solid investment. One bedroom rentals rent for, on average, $2,278 per month.
